Abstract

This study explores how Building Information Modeling (BIM) can enhance maintenance practices in Nigerian universities, where current approaches are predominantly reactive and inefficient. By leveraging BIM's digital capabilities, universities can adopt more proactive maintenance strategies, reduce operational costs, and extend building lifespans, especially when integrated with emerging Internet of Things (IoT) technologies. Despite the potential benefits, significant challenges hinder adoption, including high implementation costs, skills gaps among facility personnel, and resistance to change within institutions. Through an analysis of existing maintenance practices and the barriers to technology adoption, this study offers practical recommendations to support Nigerian universities in transitioning to smarter, data-driven facility management. The findings provide valuable insights for administrators and policymakers aiming to modernize maintenance operations while addressing the unique challenges within the Nigerian higher education context.
