Digital Transformation in Construction Project Management: Integrating BIM, IoT, and AI for Enhanced Project Delivery in the Kenya Commercial Real Estate Sector
Abstract
Kenya's construction industry, contributing approximately 7% to the national GDP, stands at a critical juncture where digital transformation technologies promise to revolutionize project delivery and operational efficiency. This study examines the integration of Building Information Modeling (BIM), Internet of Things (IoT), and Artificial Intelligence (AI) technologies within Kenya's commercial real estate construction sector. Through comprehensive analysis of 180 construction projects and surveys from 420 industry professionals across Nairobi, Mombasa, and Kisumu, this research reveals that organizations implementing integrated digital technologies achieve 42% improvement in project delivery timelines, 35% reduction in cost overruns, and 48% enhancement in quality outcomes compared to traditional approaches. Despite significant potential benefits, adoption rates remain modest at 34% for BIM, 18% for IoT, and 12% for AI integration, primarily due to high implementation costs, skills gaps, and inadequate technological infrastructure. The study provides a comprehensive framework for digital transformation implementation specifically tailored to Kenya's construction industry context, addressing unique challenges including limited internet connectivity in remote areas, currency fluctuation impacts on technology procurement, and regulatory framework adaptations required for digital construction processes.
