The Impact of Road Network Redevelopment on The Rental Value of Commercial Properties in Lapai Town, Niger State

Abstract

This study assessed the impact of road network redevelopment on the rental value of commercial properties in Lapai Town, Niger State. Specifically, with the objective of identifying road redevelopment projects, examine trends in commercial property rental values before and after redevelopment, and evaluate the effect of road improvements on commercial property demand. A survey and quantitative research design was employed, targeting 246 respondents, including property owners, tenants, and real estate agents, selected through a convenience sampling technique. Primary data were collected using structured questionnaires. Data analysis involved both descriptive statistics and regression analysis. The findings revealed that road redevelopment significantly enhanced commercial property demand and rental values. Regression results indicated a strong positive relationship between road redevelopment and commercial property values (R = 0.908; R² = 0.825). The study concludes that road network redevelopment substantially contributes to the appreciation of commercial property values by improving accessibility, stimulating commercial activity, and enhancing the attractiveness of commercial zones. Recommendations include prioritizing continuous road maintenance, integrating infrastructure planning with commercial development, encouraging private sector participation, providing investment incentives along redeveloped roads, monitoring project impacts, and promoting awareness among property stakeholders.
