A Study On the Operational Process of Home Loan Services at Western Capital Advisors PVT. LTD.

Abstract
The housing finance sector plays an important role in the economic and social development of India by providing individuals and families with access to long-term finance for purchasing, constructing, or improving residential properties. The operational efficiency of home loan services is particularly important because the process involves several stages, including customer enquiry, requirement analysis, eligibility assessment, application processing, document collection, verification, credit assessment, property evaluation, sanction, agreement execution, disbursement, and post-disbursement support. Any delay or error at one stage may affect the overall customer experience and processing time. The present study examines the operational process of home loan services at Western Capital Advisors Pvt. Ltd., Davangere. The study focuses on understanding the workflow followed in facilitating home loan applications, the documentation and verification requirements, coordination between customers and lending institutions, and the operational challenges encountered during the process. The study adopts a descriptive research design and uses observations, discussions, and practical exposure obtained during the internship as primary sources of information. Secondary information was obtained from relevant academic materials, financial-sector publications, and organizational information. The analysis indicates that documentation accuracy, customer eligibility assessment, timely verification, coordination among stakeholders, and regular communication are important determinants of efficient home loan processing. The study also identifies incomplete documentation, delays in verification, communication gaps, and coordination issues as major operational challenges. The study suggests strengthening digital documentation, introducing standardized checklists, improving application tracking, enhancing customer communication, and establishing systematic follow-up mechanisms.
